Ocean-view homes: what actually matters
The best view isn't always the most expensive house on the street.

Views are graded by more than presence or absence: the width of the corridor, whether the water is visible while seated, the direction of the sunset line, and the protection of the view from future construction and vegetation growth.
Ask what stands between the house and the water, who owns it, and what they are entitled to build or grow. Ask which rooms hold the view and at what hour it disappears.
Wind, marine layer and salt exposure differ dramatically between a bluff-front street and a home three blocks inland with the same nominal 'ocean view' description.
Verify any view-protection claim in writing. Marketing language is not an entitlement.
