Where should a family live in San Clemente?
The honest tradeoff is walkability versus square footage — and it changes the answer more than budget does.

San Clemente isn't one neighborhood. A family that wants to walk to sand every afternoon and a family that wants a five-bedroom house with a yard and three-car garage are shopping in two different towns that happen to share a zip code.
If walkability leads, look at Southwest San Clemente and the streets around the Beach Trail. Expect smaller lots, older homes, and a genuine bike-and-walk routine. If space leads, Forster Ranch and Talega deliver newer construction, larger yards and dense youth-sports infrastructure, at the cost of a 10-20 minute drive to the coast.
Southeast San Clemente is the compromise most families land on: established hillside streets, more lot than the coastal side, and a short trip to the south-end beaches.
