Mornings at T-Street or Lost Winds, coffee downtown, the Beach Trail as an everyday spine rather than a weekend destination. Cars stay parked more than you would expect.
Architecture
Spanish Colonial Revival and ranch-era cottages alongside contemporary rebuilds. Lots are often irregular and hillside, which produces very individual homes street to street.

Walking distance to multiple sand accesses and the Beach Trail from many streets.
